Three cities in one
Aurora does not behave like a single market, and pretending otherwise produces bad scoping.
Original Aurora, the older core around East Colfax and out toward the Anschutz Medical Campus, is pre-1960 housing with the failure modes that come with it: galvanized supply lines corroding at the threads, clay sewer laterals taking root intrusion, and unfinished or partially finished basements with the furnace and water heater on the slab.
The Havana and Chambers corridors carry an enormous density of garden-style apartment buildings from the 1960s through the 1980s. This is where the multi-unit losses come from — one failed supply line on an upper floor at 3 a.m. runs down through every unit in the stack.
Southeast Aurora — Tallyn's Reach, Southshore, Saddle Rock and the newer subdivisions out past E-470 — is 1990s and later, with PEX or copper, finished basements with full bathrooms, and water heaters now reaching the age where they fail.
Local water behavior
Aurora's low points drain toward Sand Creek in the north and Toll Gate Creek through the middle of the city, and both run hard during monsoon-season downpours. Newer southeastern subdivisions sit on graded ground with engineered drainage, which works well until an inch of rain falls in twenty minutes and the detention capacity is exceeded.
Winter brings the same freeze-thaw pattern as the rest of the metro: overnight lows below freezing on roughly 150 nights, daytime highs back above it, and supply lines in garages and exterior walls splitting on the cycle. Yes, and often worse. The eastern metro sits squarely in the hail corridor, and Aurora's large share of single-family homes with asphalt shingle roofs means hail claims concentrate here after every significant summer storm.

Most of Aurora is Arapahoe County, the northern section above roughly Colfax is Adams County, and a small southern portion is Douglas County. It matters for permitting and for property records rather than for the restoration work itself.
