Multi-unit water losses. Aurora has a very large stock of garden-style apartments along the Havana and Chambers corridors, and the classic failure is a supply line or a water heater on an upper floor releasing overnight. By morning it has run through every unit below and into the slab. These jobs need containment between units, separate documentation per unit, and a clear line between building and contents coverage.

Shut the water off at the main or at the appliance valve. Cut power to the affected area at the breaker if you can get to the panel safely. Move what you can carry to dry ground. Photograph and video everything before you touch it — in a multi-unit loss that documentation is what settles who pays. Then call.
Do not point box fans at wet drywall. Surface drying makes a wall look fine while the cavity behind it stays soaked, which is exactly how a drying job turns into a mold job.
Inspection and classification, establishing the IICRC water category and drying class. Extraction with pumps and weighted carpet tools. Structural drying with air movers and dehumidifiers sized to the space, and daily moisture readings against an unaffected baseline. Cleaning and antimicrobial treatment. Moisture verification to dry standard. Then rebuild.
Ask for the daily moisture log. It is the difference between a verified dry building and an assumption.

A contained clean-water room is typically two to three days. A finished basement with wet carpet pad, drywall and insulation is usually five to seven days of drying before rebuild. Aurora's dry air helps, but a basement with limited air exchange slows it back down.
That is a drainage problem, not a restoration problem, and repeated cleanups will not fix it. Look at grading against the foundation, window well drains, downspout extensions and sump pump capacity with battery backup. Restoration handles the damage; those items handle the cause.
The resulting water damage is usually covered as sudden and accidental. The water heater itself typically is not — that is wear and tear. Front Range water is moderately hard and scale shortens tank life, so a unit past ten years old is worth replacing before it decides for you.
