Water damage restoration in Colorado follows the IICRC S500 standard, which is the industry benchmark and the reason a real estimate opens with a category and class assessment rather than a flat rate.
Inspection and classification. The contractor finds the source, determines the water category — Category 1 clean, Category 2 gray, Category 3 black — and assigns a drying class from 1 to 4 based on how much material absorbed water and how hard it will be to get back out. Those two numbers set your price before anyone touches a tool.
Extraction. Standing water comes out with truck-mounted or portable extractors, and saturated carpet gets weighted extraction. This is the fastest phase and the one with the biggest payoff: every gallon pulled mechanically is a gallon that does not have to be evaporated over three days.
Structural drying. Air movers move saturated boundary air off wet surfaces; dehumidifiers pull that moisture out of the room. Equipment counts are calculated from room volume and class, not eyeballed. Structural drying covers this phase in detail.
Cleaning and sanitizing. Antimicrobial application, contents cleaning, and deodorizing. Mandatory for Category 2 and 3, discretionary for Category 1.
Moisture verification, then rebuild. Daily readings until affected materials match unaffected baseline, then drywall, flooring, trim and paint.
The semi-arid climate helps. Low ambient humidity along the Front Range means dehumidifiers have a favorable grain-depression gradient to work against, and clean-water jobs here often dry a day faster than the same job would in a humid climate.
Everything else works against you. Freeze-thaw cycles split pipes all winter — Denver's overnight lows cross freezing on roughly 150 days a year, and the daytime rebound is what turns a split into a flood. Spring snowmelt pushes groundwater against foundations. Monsoon thunderstorms in July and August overwhelm sump pumps. And the Front Range's very high proportion of finished basements means the water lands in the worst possible room: drywall, carpet pad, insulation and particleboard, most of which gets removed rather than dried.
Most Colorado jobs land between $1,500 and $8,000, with a Denver-metro average near $2,500 to $3,000, and roughly $3.00 to $7.50 per square foot depending on saturation depth. The biggest single variable is time. Mold germinates within 24 to 48 hours, which adds antimicrobial treatment. A week of delay adds full mold remediation on top of the rebuild.

Learn more →A contained clean-water job in one room typically dries in two to three days, plus repair time. A saturated finished basement with wet insulation and subfloor usually runs five to seven days of drying before rebuild starts. Anything involving bound water in hardwood, plaster or concrete runs seven days or more.
Only what has to come out. Clean water that wicked a few inches up drywall can often be dried in place with cavity drying. Wet insulation, carpet pad and anything touched by Category 2 or 3 water comes out, because those materials cannot be reliably dried or disinfected.
Moisture meters, not opinions. A proper job takes baseline readings from unaffected material of the same type, then reads affected material daily until it matches. Ask for the daily moisture log. If a contractor cannot produce one, they are guessing, and guessing is the most common cause of mold after a completed restoration.
Sudden and accidental water damage such as a burst pipe or an appliance failure is typically covered. Gradual leaks, deferred maintenance and flooding from outside the building typically are not. Call your carrier before demolition starts, because unauthorized tear-out can complicate a claim.
