Mold is a moisture problem

Every building in Colorado already contains mold spores. They are in the outdoor air and they come inside on clothes, pets and ventilation. They do nothing until they find sustained moisture and organic material to feed on.

That is why remediation starts with the water, not the mold. Find the leak, the failed flashing, the condensing cold-water line, the unsealed crawlspace, the sprinkler head aimed at the foundation. If that is not corrected, removing the visible colony buys you a few months.

The Colorado version of the problem

The semi-arid climate genuinely helps. Low ambient humidity along the Front Range means a building that is dried properly stays dry, and outdoor air is often dry enough to use for ventilation rather than against you.

The exceptions are specific and they are where almost all the mold work is. Finished basements, where warm humid air meets cool below-grade walls and condenses. Crawlspaces with exposed soil and no vapor barrier, which push moisture up into the floor system year-round. Bathrooms vented into the attic rather than through the roof, which is common in older Front Range housing and produces attic sheathing mold. And any room where a water loss was surface-dried with box fans while the cavity stayed wet.

That last one is the most common, and it is entirely preventable with proper structural drying and moisture verification.

What remediation involves

Assessment. Locate the extent, including behind finishes, and identify the moisture source. Thermal imaging and moisture meters do most of this work.

Containment. Plastic barriers around the work area, with negative air pressure maintained by a HEPA-filtered air scrubber exhausting outside, so spores disturbed during removal do not distribute through the rest of the building. HVAC in the affected zone is shut down and returns are sealed.

Removal. Affected porous materials are cut out and bagged — drywall, insulation, carpet and pad, particleboard. Semi-porous materials such as framing are cleaned mechanically by HEPA vacuuming and abrasive methods rather than being painted over. Encapsulation happens after cleaning, never instead of it.

Cleaning and drying. HEPA vacuuming of the whole containment zone, antimicrobial application, and drying until moisture readings match unaffected baseline.

Verification. Visual inspection with no visible growth, no residual odor, and moisture content at dry standard. If you want independent clearance sampling, hire the tester separately from the remediator.

How fast does mold grow after water damage?

Germination can begin within 24 to 48 hours in damp organic material such as drywall paper, carpet pad and particleboard. It usually becomes visible between 48 and 72 hours, and it often starts inside a wall cavity where nobody sees it until the smell appears.

Do I need a mold test?

Often not. If you can see mold, a test tells you what you already know and costs money that could go toward removal. Testing is genuinely useful in two situations: when there is a musty smell with no visible source, and when you want an independent post-remediation clearance from someone other than the company that did the work.

Will remediation stop mold coming back?

Only if the moisture source is corrected. Mold spores are present in every building everywhere and cannot be eliminated. What remediation removes is the colony and the food source; what keeps it away is the absence of sustained moisture. A remediation that does not fix the leak is a temporary result.

What does mold remediation cost?
