Search results are full of companies promising to make a home "100 percent mold free". That is not a thing that exists. Mold spores are a normal component of outdoor air, they come indoors on clothing, pets and ventilation, and they are present in every occupied building on the Front Range right now.
What changes is whether they have what they need to grow. Spores plus sustained moisture plus organic material equals a colony. Take away the moisture and the spores sit inert.
So the achievable goal is not sterilization. It is: remove the material the colony has established in, clean what can be cleaned, fix the water, and get moisture content back to the level of unaffected material in the same building. A contractor who describes the job in those terms is describing something they can actually deliver.
Small, surface, fixed source. A patch of growth on painted drywall under a window that was leaking, where the window has since been repaired and the area is under about 10 square feet. Clean the surface, monitor it, done. This is genuinely within homeowner range with an N95, gloves and eye protection.
Anything larger, hidden, or still wet. Growth behind drywall, inside a wall cavity, under flooring, in attic sheathing, or in a crawlspace. Growth where the moisture source has not been found. Growth that has reached the HVAC system. All of these need containment and negative air, because disturbing a colony without containment distributes it through the building — which is the main way a localized problem becomes a whole-house problem.

Testing is oversold. If you can see mold and you know where the water came from, a test tells you something you already know and delays the work.
It earns its cost in three cases. When there is a persistent musty smell and no visible source, air sampling and thermal imaging can narrow down where to open a wall. When a property transaction or a tenancy dispute needs documentation. And for post-remediation verification, where the value comes specifically from the tester being independent of the company that did the removal — if the same firm sells you the test and the remediation, the test result is not evidence.
Attic sheathing growth from bathroom exhaust fans vented into the attic rather than through the roof. Crawlspace growth on floor joists above bare soil with no vapor barrier. Below-grade wall growth where warm humid interior air condenses on cool foundation walls in a finished basement. And post-water-loss cavity growth where the drying was done with box fans instead of proper structural drying.
The first three are building-envelope problems that a remediation contractor can identify but usually cannot fix. The fourth is avoidable by calling within the 24 to 48 hour window.

Technically, removal describes physically taking out the affected material, while remediation describes the whole controlled process: containment, removal, cleaning, correcting the moisture source, and verifying the result. Remediation is the honest word, because no process removes all mold from a building.
No, and a guarantee like that should make you suspicious. Mold spores exist in outdoor air everywhere and enter every building continuously. What a contractor can legitimately guarantee is that the identified colony is gone, the affected materials were removed, and moisture readings are at dry standard.
The EPA's rule of thumb is that an area smaller than about 10 square feet can usually be handled by a homeowner with gloves, eye protection and an N95, provided the moisture source has been fixed. Beyond that, or anywhere HVAC is involved, or where anyone in the household is immunocompromised, bring in a professional.
On a hard, non-porous surface it works. On drywall, wood or anything porous it does not: the water in the bleach soaks in and feeds regrowth while the chlorine stays on the surface. Porous material with established growth gets removed, not cleaned.
