The South Platte corridor runs along the eastern edge of the city, with Chatfield Reservoir upstream providing substantial flood control. Bear Creek comes in from the west. Both carry real surface-water risk in the low ground near them, and surface water is Category 3 — contaminated, with porous material removed rather than dried, and not covered by a standard homeowners policy.
The Highline Canal threads through the south metro on a long, gentle alignment, and properties adjacent to it sometimes see seasonal seepage that tracks the canal's operating schedule rather than rainfall. If a basement gets damp on a calendar rather than with the weather, that is the thing to check.
Shallow groundwater across the lower-lying parts of the city rises with spring snowmelt and pushes through slab cracks and cove joints. Slow, persistent, usually excluded from coverage, and the most common cause of the quiet mold problems found during a home sale.

Homes adjacent to the canal alignment sometimes see seasonal seepage that tracks when water is running in it rather than when it rains. Whether it is the cause in a specific case needs an on-site look, but if the dampness appears and recedes on a schedule that has nothing to do with the weather, it is worth investigating.

Chatfield Reservoir upstream provides significant flood control on the Platte, but that does not make the corridor risk free. Check current FEMA mapping for your specific parcel rather than generalizing from the city.
