North Aurora
80010 and 80011 cover Original Aurora and the area around the Anschutz Medical Campus and Fitzsimons. This is the oldest housing in the city — pre-1960 single-family stock with galvanized supply lines still in service in a good proportion of it, and clay sewer laterals under mature street trees. Sewer backups and supply-line failures dominate here, and basements are more often unfinished, which at least keeps the material loss down when water arrives.
80019 runs northeast toward Denver International Airport and the newer development along the E-470 corridor. Much newer construction, much lower density, and longer drive times.
Central Aurora
80012, 80014 and 80017 take in the Havana and Chambers corridors and the ring of 1960s to 1980s development around them. This is the densest apartment and condominium stock in the city and it generates more multi-unit water losses than anywhere else in the metro.
Buildings from this era commonly have stacked plumbing, shared risers and original water heaters in individual units, which is the combination that turns one failure into six. 80013 sits immediately south with a mix of 1970s and 1980s single-family homes on larger lots.
South and southeast Aurora
80015, 80016 and 80018 cover the newer subdivisions running out toward Southshore, Saddle Rock, Tallyn's Reach and the Aurora Reservoir. Construction here is largely 1990s and later, with modern supply plumbing and almost universal finished basements.
The failure profile flips completely in this part of the city. Instead of aging pipes, it is appliances and water heaters — dishwashers, washing machines and tanks now reaching the end of their service life, with a finished lower level directly beneath them to soak.
Drainage
The northern and central city drains toward Sand Creek and Toll Gate Creek, both of which run hard during summer monsoon cells. The southeast sits on engineered subdivision drainage that handles ordinary rain well and can be overwhelmed by the short, intense storms this region specializes in. Sump pump failures cluster in July and August across all of it.
