The dominant local loss

Fort Collins has a specific and largely preventable problem: pipes freezing in empty houses over the university's winter break.

Flood water is different

The Cache la Poudre in the north and Spring Creek through the central and western city are both genuine flood sources, and the July 1997 Spring Creek flash flood is the local benchmark for how fast a stalled storm over the wrong drainage can escalate.

Surface flood water is Category 3. Carpet and pad, drywall cut above the high-water line, wet insulation and particleboard are removed rather than dried; hard surfaces are cleaned and disinfected; only the remaining structure gets dried. The process

Inspection and classification to an IICRC category and drying class. Extraction with pumps and weighted carpet tools. Removal of unsalvageable material where contamination or saturation requires it. Structural drying with air movers, dehumidifiers and specialty equipment for hardwood or bound-water situations, with daily moisture readings against an unaffected baseline. Verification to dry standard, then rebuild.

Old Town's original hardwood is often the deciding factor on scope. It can sometimes be saved with floor drying mats over five to seven days, which is expensive but far cheaper than replacing period flooring.
