Two water systems

The Cache la Poudre River runs through the northern part of Fort Collins, carrying snowmelt out of the Poudre Canyon. Spring runoff volume depends on the mountain snowpack, and a heavy snow year followed by a fast warm-up puts a lot of water through the corridor in a short time.

Spring Creek runs through the central and western city, and its 1997 flash flood remains the defining local event — an extreme localized rainfall over west Fort Collins produced a flood that killed five people and caused major damage including on the CSU campus. It is a reminder that the dangerous flooding here is not always river flooding; a stalled thunderstorm over the wrong drainage does it faster.

The housing

Old Town is the oldest stock — late-1800s and early-1900s housing, much of it now subdivided into student rentals. Original or partly updated plumbing, clay sewer laterals under mature trees, and basements that were not designed to be living space and often became it anyway.

Mid-century neighborhoods through the central city carry the standard post-war profile: copper or galvanized supply, cast iron drains, full basements finished later.

Southeast and east Fort Collins, out toward Timnath and the newer development, is largely 1990s and later — modern plumbing, finished basements, and appliance-driven losses.

The winter break problem

This is worth stating on its own because it is genuinely the biggest single preventable loss category in the city. A large share of Fort Collins housing is student-occupied, and it empties out over the exact weeks when hard freezes are most likely.

Landlords: set the thermostat to 55°F or higher and make sure tenants cannot turn it off, disconnect and drain exterior hose bibs before the first hard freeze, and have someone physically check the property mid-break. A water alarm in the basement costs a fraction of one burst pipe cleanup.
