80501 — the city core
This ZIP takes in Old Town Longmont, the historic downtown grid, and the older neighborhoods around it, plus a large part of the central city.
It carries the oldest housing in Longmont — a substantial block of pre-1940 homes with clay sewer laterals, some remaining galvanized supply plumbing, and basements that were finished decades after the houses were built. Winter pipe bursts and root-intrusion sewer backups both concentrate here.
St. Vrain Creek runs through this area, and neighborhoods on both banks were among the worst affected in September 2013. Much of the Resilient St. Vrain channel and bridge work has been carried out through this section, and effective floodplain mapping has changed for some properties as phases completed.
80503 — west and southwest
Running out toward Niwot, Hygiene and the Boulder County foothills. Housing is mixed: some older rural and semi-rural property, a large volume of 1980s through 2000s subdivision, and newer development on the southwestern edge.
Ground rises to the west, which means runoff arrives faster during intense rain and rapid snowmelt. Properties on well and septic systems out in the county have their own failure modes — a septic backup is Category 3 work and is handled the same way a municipal sewer backup is.
80504 — east and northeast
Running east and northeast toward the Weld County line and the communities beyond it. This is largely newer development, with modern supply plumbing and the failure profile that goes with it — water heaters, dishwashers and washing machines rather than pipes, and sump pump failures during monsoon-season storms.
Flatter ground here means water that arrives tends to sit rather than drain, and the irrigation infrastructure that runs through this agricultural ground can raise local groundwater levels during the spring.
