East Lakewood, near the Denver boundary
80214 covers the West Colfax corridor and the older neighborhoods along it, and 80226 takes in Belmar and the area around it. This is the oldest housing in the city, much of it from the late 1940s and 1950s, and it is where original galvanized supply lines and clay sewer laterals are most common.
80232 sits just south, with a similar profile: post-war single-family homes, full basements finished decades after they were built, and mature street trees whose roots find sewer lateral joints.
Ground here is flatter than the western side of the city, so surface water that arrives during a monsoon downpour pools rather than draining, and window wells are a common entry point.
Central Lakewood
80215 runs north and west of Belmar, and 80227 covers the southern part of the city toward Bear Creek. Both are largely 1950s through 1970s construction. Bear Creek and its associated drainages run through the southern area and carry runoff from the foothills east through the city, so properties in the low ground near the creek have genuine surface-water exposure during intense rain and rapid snowmelt.
West Lakewood and Green Mountain
80228 covers Green Mountain and the western subdivisions. Construction here is generally later — 1970s and 1980s — with copper supply plumbing rather than galvanized, so the pipe failures are fewer and the losses skew toward water heaters and appliances instead.
The trade-off is topography. Slopes of decomposed granite and compacted soil shed water quickly during intense rain, and homes on the downhill side of a grade can take sheet flow that never touches the house uphill from them.
80401 extends west toward Golden and the foothills, where drive times lengthen and freeze-thaw pipe damage becomes more common with elevation.
