How it works
Colorado accumulates a winter snowpack in the mountains and, in a good year, on the plains. When that snow melts, the water has to go somewhere, and it goes in three directions at once.
Into rivers and creeks. The obvious one. Mountain snowpack feeds the Poudre, the St. Vrain, Boulder Creek, Clear Creek, Bear Creek and the South Platte. Sustained warm weather, especially with rain falling on snow, pushes a lot of volume through those channels in a short time.
Across the surface. Frozen or saturated ground cannot absorb meltwater, so it sheets across yards, streets and driveways, pools in low spots, and finds window wells and door thresholds.
Into the ground. The least visible and, for most Front Range homeowners, the most common. The water table rises, hydrostatic pressure builds against foundation walls and slabs, and water comes in through slab cracks and at the cove joint where the slab meets the wall. No storm, no visible flood, just a wet basement in April.
Why it reaches houses that have never flooded
Because the mechanism is different from the one the maps describe.
FEMA's Flood Insurance Rate Maps model defined flooding scenarios, principally from rivers and streams. They are genuinely useful and they are not a complete picture of how water gets into a building. A home sitting well outside any mapped zone can take groundwater through a slab crack because the local water table came up two feet in a warm week.
Expansive clay soils across much of the northern and eastern metro make this worse. They swell when wet and shrink when dry, and that cycle opens the cracks the water then uses.
The signs
Efflorescence — white mineral staining on foundation walls. Damp patches at the base of a basement wall. A persistent musty smell with no visible source. A sump pump running more often than usual, or running at all when it normally does not. Bowing or newly cracked basement walls.
Any of those in March or April is the melt talking.
What to do before the season
- Extend downspouts several feet away from the foundation. This is the highest-value item on the list and it costs almost nothing.
- Check the grade against the house. Soil should slope away from the wall. Settled backfill that slopes back toward the foundation is a very common cause of basement water.
- Clear window well drains and fit covers on wells that catch runoff.
- Test the sump pump by pouring water into the pit. Fit a battery backup — the power often fails in the same storm that fills the pit.
- Install a water alarm in the sump pit and the mechanical room.
- Check your policy. Specifically for water backup and sump overflow coverage, and for whether you carry flood insurance at all. NFIP policies typically have a 30-day waiting period, so this is a January decision, not an April one.
If water is already in
Extraction first, then structural drying with moisture verification. Groundwater and surface meltwater are contaminated and handled as flood cleanup, which means porous materials come out rather than being dried.
And if the same basement floods every spring, the restoration is not the fix. Perimeter drainage, grading and sump capacity are.

Frequently asked questions
When is snowmelt season in Colorado?
Broadly March through June, though the timing shifts with elevation and with the weather. Lower-elevation plains snow melts first, and high-country snowpack feeds rivers later into spring and early summer. The dangerous pattern is a heavy snowpack followed by a sudden sustained warm-up, particularly with rain falling on snow.
I am not in a mapped flood zone. Am I safe?
No. FEMA flood maps model specific scenarios, mostly river and stream flooding, and they cannot capture every way water reaches a building. Snowmelt commonly arrives as rising groundwater and localized surface water, which is not what those maps are drawn for. A great deal of 2013 damage occurred outside mapped areas.
Does homeowners insurance cover snowmelt water?
Generally no. Surface flooding is excluded and needs a separate flood policy. Groundwater seeping in through a slab or foundation is excluded too, and sump pump failure needs its own endorsement. It is one of the few water problems where most people are uninsured and do not realize it.
What is the single most useful thing I can do?
Get water away from the foundation. Extend downspouts at least several feet from the house, make sure grade slopes away rather than toward the wall, clear window well drains, and test the sump pump before the melt starts. Most of that costs an afternoon.
