The overnight phase is stabilization, not restoration. The goal is to stop the loss growing until the building can be properly assessed in daylight.
Source control. Water shut off at the main or at the fixture, gas isolated if relevant, power cut to affected circuits.
Safety. Electrical hazards identified, standing water in contact with outlets or panels treated as live until proven otherwise, and structural concerns flagged. If there is any doubt, people go out of the building rather than crews going in.
Extraction. Standing water pumped and vacuumed out. This is the phase with the best return on speed, and it is most of what an overnight crew does. Detail is on the emergency water removal page.
Initial drying. Air movers and dehumidifiers set so evaporation starts immediately rather than at 9 a.m. Equipment counts get refined the next day once the full extent is mapped.
Securing the envelope. Tarping a roof opened by hail or fire, boarding broken windows and doors. Most policies require reasonable steps to prevent further damage, so this is both practical and contractual.
Almost every seasonal failure mode here peaks outside business hours.
Pipes freeze overnight at the coldest point, split while everyone is asleep, and release on the morning thaw. Monsoon cells build in the late afternoon and drop their rain into the evening, when sump pumps fail and window wells overflow. Hail arrives on summer afternoons and evenings. Water heaters, which are the most common single indoor failure point, fail whenever the tank finally gives way, which is statistically as likely at 3 a.m. as at 3 p.m.
The one advantage of a Denver night is that the air is very dry. Setting drying equipment at 2 a.m. in a low-humidity climate starts producing measurable moisture removal immediately rather than fighting saturated outdoor air.
